Marin County March 2023 Real Estate Report

After the acute decline in market activity occurring in the 2nd half of 2022, buyer demand rebounded dramatically and most market indicators turned positive in early 2023: Open house traffic, number of offers, overbidding, and days on market all saw improvement.

March through May is typically the most active listing and sales period of the year, and should soon provide much more data on supply, demand, and price trends in Marin county.

What does the future hold with recent bank failures? Will we see a sudden glut of inventory and price drops? Our feeling is that is NOT the case, it is NOT the same market as in 2007 and the ensuing recession. Today many Marinites homeowners have mortgages in the high 2% range and are therefore not very motivated to sell. This, and a general lack of supply, will continue to keep upward pressure on home prices in Marin County and likely in most of the Bay Area in spite of higher interest rates.
