Marin County May 2021 Real Estate Report

Can you believe it’s May already? The McCarthy + Moe Team has been quite busy these first 4 months of 2021, having helped 28 clients achieve their real estate goals. We love what we do and we so appreciate your referrals!

Along with seemingly everything else one needs, from gas to groceries, housing prices have continued to climb to new all-time highs as we approach what is “typically” peak Marin real estate season in May and June. The typical real estate market cyclical has changed dramatically, with no slow-down in sight since the start of 2021.

– Please review the first page of the May 2021 report which offers a clear year-over-year perspective.

– Marin Median Sales Prices climbed to $1,610,000 for houses and to $700,000 condos respectively setting an all-time high.

– Median $/sqft is also at record highs for houses and condos approaching $850/SqFt and $600/SqFt.

– Buyer Demand continues to remain strong. Our Active Listing vs Pending Chart illustrates this, showing a greater number of Pending homes than newly listed homes as of April 21. In other words, more homes are being sold each month than new listings coming to market, which further depletes inventory.

Lastly, from a real-time market perspective, Marin home inspectors are booked out for a number of weeks and the municipalities are overloaded with resale inspections which could indicate more homes coming to market over the summer. We continue to list properties as fast as we can and continue to see multiple offers both for our listings and the properties our buyers are going after.
